What are the Types of Home Insurance Policies?

There are many types of home insurance policies. Rating Dynamics provides quotes for the most common types:

Homeowners/HO-3
This is the most common type of home insurance policy. This policy is for people who own (even if you have a mortgage) a home or townhome. It protects your home from various types of losses or disasters (called “perils”), including:

  • fire or lightning
  • explosion
  • riot or civil commotion
  • damage caused by aircraft or vehicles
  • smoke
  • vandalism
  • theft
  • volcanic eruption
  • falling object
  • weight of ice or snow
  • accidental discharge of water or steam from a plumbing system or appliance
  • sinkhole (if selected)
  • windstorm or hail, including hurricanes (if selected)

A home insurance policy includes coverage for the structure of the home and for your personal belongings (“contents”). It also includes liability protection against the cost of lawsuits for bodily injury or property damage that you or your family member may cause to other people while on your property and damage caused by pets. Most policies also include coverage for additional living expenses should you have to be away from home if your house is inhabitable due to damage from a fire or other disaster.

Condo/HO-6
This policy is for people owning a condo or co-op, and it provides protection for your personal belongings and the structural parts of the building that you own. It generally protects against all the same losses or disasters as the Homeowners type policy described above.

Renters/HO-4
This policy is for people renting a home, townhome, or apartment they live in, and it provides protection for your personal belongings. It generally protects against all the same losses or disasters as the Homeowners type policy described above.

Other Types of Home Insurance
There are several other more specialized types of home insurance. If your home has any of the following characteristics, you may need a different type of policy:

  • An older, historic type home
  • A mobile home
  • A home that is owned by you but rented full time
  • A high value home (over $1 million)

If your property fits into one of these 'Other' categories, an agent will need to provide an accurate quote for your specialized needs.

Year Roof Built/Replaced

If your roof is the original roof, then the year of the roof is the same age as the age of your home. If you have replaced your roof in accordance with the building codes in effect at the time of replacement, please indicate the year the roof was completely replaced.

Burglar Alarm – Local, Central Station, Police Station

Local
A local burglar alarm is one where the output is “local” only (such as indoor and/or outdoor sirens).

Central Station
Central station alarms connect to an alarm monitoring center (such as ADT, Sonitrol, Brinks, etc.)

Police Station
Police station alarms are connected to a responding police station.

Fire Alarm – Local, Central Station, Fire Station

Local
A local fire alarm is one where the output is “local” only (such as indoor and/or outdoor sirens).

Central Station
Central station alarms connect to an alarm monitoring center (such as ADT, Sonitrol, Brinks, etc.)

Fire Station
Fire station alarms are connected to a responding fire station.

Indoor Sprinkler – Class A, Class B

Indoor sprinklers are typically only found in condos.

Class A Indoor Sprinkler
Class A indoor fire sprinkler system is one that has been professionally installed in all areas except attics, bathrooms, and closets.

Class B Indoor Sprinkler
Class B indoor fire sprinkler system is one that has been professionally installed in all areas including attics, bathrooms, and closets.

Coverage Amount Needed On Your Home (Coverage A)

The amount of coverage needed on your home is the amount to cover replacement of the structure if it is totally destroyed.

Credit History

Some insurance companies offer a discount for policy holders with good credit. For purposes of your quote, you can select what you feel is your credit score range. Rating Dynamics does not run your credit, as part of the quote process, to verify your credit score range; however, this information will need to be verified later by the insurance company in order to qualify for any potential discounts for favorable credit when you purchase a policy.

Type of Residence – Primary or Seasonal

Primary
A primary residence is your main home

Seasonal/Secondary
A seasonal residence is generally one that is unoccupied for 3 or more consecutive months of a year. It may be a beach house or lake house, which you go to for a particular time of the year, but is not your primary home.

Construction – Frame, Masonry, or Masonry Veneer

Frame
Frame construction is one where exterior walls are made of wood, stucco, siding, or other combustible material.

Masonry
Masonry construction is one where exterior walls are made of brick, concrete, stone, or similar materials.

Masonry Veneer
Masonry Veneer is one where the exterior walls are made of a frame type material and then “veneered” with brick or stone.

Mixed (Frame and Masonry)
If your home is “mixed”, meaning frame construction on one or more sides and masonry construction on one or more sides, choose frame construction type if one third or more of the exterior walls are frame; otherwise, choose masonry.

Roof Shape

Hip Roof
A hip roof is a roof where all sides slope downwards to the walls. A square hipped roof is shaped like a pyramid. A hip roof on a rectangular shaped house would have four faces with two triangular sides on each end.
Gable Roof
A gable roof is a very triangular shaped roof with two straight slopes that meet at the ridge of the roof and extend down to the eaves forming a peak shape.
Flat Roof
A flat roof is horizontal, or nearly horizontal.

Personal Property Coverage

The contents of your home are your personal property. This includes furniture, appliances and clothing. Not all personal property is covered. Items more appropriately covered under different forms of insurance may have limited or no coverage for loss. These items include, but are not limited to, money, jewelry and firearms.

AOP Deductible

This is the deductible, or portion of any claim, that you will be responsible for, and the insurance provider will not cover. It is the amount of expenses that you must pay out of pocket before an insurer will cover any costs. This deductible applies to all losses other than losses due to hurricane. Generally, increasing your deductible will lower your premium.

Hurricane Deductible

This is the deductible, or portion of any hurricane claim, that you will be responsible for, and the insurance provider will not cover. It is the amount of expenses that you must pay out of pocket before an insurer will cover any costs. This deductible applies to all losses due to a hurricane. This deductible is most commonly calculated as a percent of the Dwelling coverage.

Replacement Cost Coverage on Contents

You can purchase additional coverage for your personal property so that the insurance carrier will pay the dollar amount needed to replace your damaged contents with items of like kind and quality. If you do not select replacement cost coverage, then, generally, your contents will be covered at their actual cash value, which is the dollar amount you could expect to receive for the item in the marketplace, taking into account depreciation, or the wear and tear, of the item prior to the claim.

Wind Coverage

If you would like coverage for your home and contents for any losses caused as a result of any type of windstorm or hailstorm (including hurricanes), you must select wind coverage.

Sinkhole Coverage

If you would like coverage for your home and contents for any losses caused by a sinkhole, you must select sinkhole coverage. Some insurance companies charge extra for this coverage and some do not. We will show you in the details of each quote any associated charges for sinkhole protection if you select this coverage.

Water Back-up/Sump Pump

If you would like coverage for any losses that could happen as a result of the backup of sewers or drain lines, as well as any losses due to the failure of a sump pump, you must select this coverage. The additional cost is between $25 and $100, depending on the insurance company. We will show you in the details of each quote any associated charges for water backup/sump pump protection if you select this coverage.
